For fiscal year 2025, Huntersville’s median commercial property tax rate stood at 0.7%, placing it second among Mecklenburg County cities, BlockShopper.com reported.
The countywide median was 0.6% for the same period, making Huntersville’s rate 0.1 percentage points higher than the county figure.
Across Mecklenburg County’s seven cities, commercial rates ranged from 0.4% in Cornelius up to 0.8% in Pineville.
In fiscal year 2024, Huntersville’s median commercial property tax rate was 0.6%, ranking it fourth highest in the county.
Commercial property tax rates averaged 1.76% in 2024 across 53 major U.S. cities, according to research from the Lincoln Institute of Land Policy. The study estimates annual taxes of about $21,060 for a $1 million commercial property with $200,000 in fixtures. Rates differed widely, with some cities charging below 1% and others as much as 4%.
Many states use classification systems that can lead to higher effective property tax rates for commercial, industrial and apartment buildings than for homes. Some jurisdictions levy commercial property taxes several times greater than rates on residential properties. In Charleston, for instance, commercial rates may be about six times higher.
